Northwest Management Exclusive, Inc. has
managed residential real estate in Clark County since 1982.
Northwest's Association Management services are tailored to
fit the needs and to reach the goals of the individual communities
that it serves. Volunteer Boards are assisted in every way
possible so that they are able to confidently make policy
and individual issue decisions.
Northwest Management Exclusive is also equipped to assist
developers at any stage of the Association formation, right
up to and including turnover of the Association to the community
members. Consulting, document preparation and amendment, homeowner
education and organization, and financial projections are
examples of our available services.
Northwest Management Exclusive realizes that non-profit communities,
as well as developers, must work within their budgets. We
therefore make every attempt to provide the desired services
within a monthly flat fee outlined in a Management Agreement,
without the hidden fees so common with some management companies.
Whenever additional services are required of Northwest, any
additional fees and costs are outlined in advance. Monthly
fees and costs are determined based on the number of homeowner
units in the community, the frequency of dues collection,
the type and number of accounts payable, the amount and type
of common area to be managed, the frequency and number of
Board meetings, the general condition of the community, and
the goals presented. Northwest sometimes defers monthly fees
until a community reaches a sustainable level in terms of
dues collection.

- Recordation and Preparation of Minutes

- Contractor/Vendor Coordination
- Record Keeping
- Special Requests - Northwest's Managing Agent or Maintenance Personnel often coordinate and work with professional contractors, architects, engineers, environmental specialists, arborists, and conduct property tours specifically in connection with a special project, special interest or research at the Board's request.

- Maintenance - Northwest Management has in-house maintenance technicians available for skilled and unskilled work projects. Northwest also maintains a list of quality vendors and subcontractors who have a work history with Northwest for specialty work projects
